Description

Position Summary

The Real Estate Transaction Manager manages Pike's real estate transactions from the initial space request through lease execution and ongoing administration. This role serves Pike business units as their primary point of contact for leasing activity, works with outside brokers, landlords and legal counsel, and keeps the real estate portfolio data accurate and ready for reporting. The Transaction Manager works independently on most deals and escalates complex or strategic matters to the Senior Director of Real Estate. This is a fully on-site role in our Uptown Charlotte, NC office.

Essential Functions:

Transaction Management

  • Manage lease transactions end to end, including new leases, renewals, expansions, contractions, amendments, subleases, assignments and terminations.

  • Prepare and negotiate letters of intent, proposals and lease business terms in line with each business unit's needs and Pike's goals.

  • Analyze and compare proposals, including net effective rent, total occupancy cost and lease-versus-alternative scenarios.

  • Coordinate lease drafts and amendments with Legal and confirm that agreed business terms are reflected in the final documents.

  • Track lease critical dates, including expirations, renewal and termination notice deadlines and rent escalations, and act on them well ahead of time.

Stakeholder and Broker Management

  • Engage and manage outside brokers, landlords, attorneys and other third-party providers as needed.

  • Give regular transaction status updates to the Senior Director of Real Estate and business unit leaders by email, in meetings and on calls.

Portfolio Administration and Reporting

  • Update the real estate portfolio database, including locations, square footage, seats, lease terms and occupancy costs.

  • Prepare data, Excel analyses and PowerPoint materials for the quarterly business review and other leadership reporting.

  • Work with Accounting and Risk on lease accounting inputs, insurance requirements, security deposits and landlord documentation.

  • Keep complete, organized lease files and transaction records.

Workplace Planning and Process Improvement

  • Support space planning and workplace initiatives that reduce vacancy, wasted rent and capital spend, and identify consolidation or disposition opportunities.

  • Document transaction processes and maintain templates, checklists and standard workflows that improve consistency and speed.

Minimum Requirements:

  • 3+ years of commercial real estate transactions on the corporate, brokerage or landlord side.

  • 4-year degree in business, real estate, or finance.

  • A valid North Carolina real estate broker license, or agreement to obtain one within a defined period after hire.

  • Working knowledge of commercial lease structures, lease terms and negotiation practices.

  • Strong Excel skills for financial analysis, and proficiency with PowerPoint and Word.

  • Excellent written and verbal communication, and the ability to manage several transactions at once while meeting deadlines.

  • High attention to detail and quality across all deliverables.

Preferred Qualifications:

  • Experience with lease administration or CRE software and with CoStar or similar market data tools.

  • Professional real estate designation, such as CCIM.
